Broken or chipped roof tiles are one of the most common roofing problems on Auckland's tiled homes, and one of the most underestimated. A single cracked tile might not seem like much, but it can let in a surprising amount of water over a wet winter.
How Tiles Get Damaged
- Falling branches and debris in storms
- Foot traffic from aerial, solar or satellite installs
- Age and weathering, especially on porous concrete tiles
- Movement in the roof structure
Why It Matters
Water getting through a broken tile soaks the underlay and battens, and eventually reaches the ceiling. Wet timber can rot, insulation stops working and mould can grow. Chipped tiles also let more water into the tile body, which speeds up deterioration.
Fixing Broken Tiles Properly
We replace damaged tiles with matching or closely matching tiles where possible, check the surrounding tiles and underlay, and look at the rest of the roof for other issues. If many tiles are failing, a tile roof restoration or a re-roof may be better value.
