Long run iron and Colorsteel roofs are tough and low maintenance, but they still leak from time to time. In our experience, the most common cause is not the iron itself but the fixings and flashings.
Screws and Washers
Each roofing screw has a washer that seals the hole. Over years of sun and temperature changes, washers perish and screws can loosen. Water then runs down the screw shank into the roof space. Replacing worn screws is one of the most common metal roof repairs.
Flashings
Flashings seal the joins where the roof meets walls, chimneys, skylights and other roof planes. If they lift, corrode or were not installed correctly, wind-driven rain can get underneath.
Laps and Corrosion
Where sheets overlap, moisture can sit and cause corrosion, especially on low pitches and in coastal areas where salt is not washed off by rain.
Spouting and Internal Gutters
Blocked spouting or internal gutters can overflow back under the roof edge in heavy rain. Keeping them clear is simple and effective. See our spouting services.
